Springfield IL Housing Market May 2026: Why Buyers Are Struggling to Find Homes Right Now

The real estate market in Springfield has stayed surprisingly competitive over the past month, and one of the biggest reasons is simple: there are not enough homes for sale.

While many buyers expected inventory to increase heading into spring and summer, Springfield continues to deal with a shortage of sellers. That lack of inventory has created a market where well-priced homes are still moving quickly, especially in desirable neighborhoods on the west side and in newer suburban developments.

For buyers, this means competition remains higher than many people expect in a smaller Midwest market. Affordable homes, updated properties, and move-in ready houses are attracting strong interest almost immediately after hitting the market. In some price ranges, buyers are still facing multiple-offer situations because there simply are not enough listings available.

One reason inventory remains low is that many current homeowners are holding onto lower mortgage rates from previous years and are hesitant to move. Others are staying put because replacement homes are limited as well. The result is a housing market where demand continues to outweigh supply, even though Springfield remains more affordable than many larger cities.

The shortage of homes is also impacting first-time buyers. Entry-level inventory under common price points is becoming harder to find, which is keeping pressure on affordable neighborhoods throughout Springfield.

At the same time, this low inventory environment has helped home values remain relatively stable. Sellers who prepare and price their homes correctly are still seeing strong activity because buyers are actively waiting for new listings to hit the market.
